Abstract

ABSTRACT This study investigates the relationship between road construction and property values in Minna town, Niger State, Nigeria, over a period of 39 years (1976-2015). The research aims to examine the impact of road infrastructure development on property values, while controlling for other factors that may influence this relationship. A mixed-methods approach was employed, combining historical data analysis with spatial analysis and regression modeling. The study reveals that road construction had a significant positive impact on property values in Minna town, with areas proximal to major roads experiencing increased property values over time. The results also show that accessibility, economic growth, and government policies played important roles in shaping property values. The study's findings have implications for urban planning and development in Minna town, highlighting the importance of strategic road infrastructure development in promoting sustainable urban growth and enhancing the economic and social well-being of residents. The study's results can inform policy decisions aimed at optimizing the benefits of road infrastructure development and promoting sustainable urban development in Minna town and similar urban centers in Nigeria.
