PREVENTIVE MAINTENANCE PLANNING FOR STOREY BUILDINGS
Abstract
ABSTRACT
Preventive maintenance plays a critical role in ensuring the safety, functionality, and long-term performance of storey buildings. This study examines the planning processes, strategies, and factors influencing effective preventive maintenance in multi-storey structures. The research assesses how systematic maintenance planning can reduce building deterioration, minimize operational failures, and extend the lifecycle of essential components such as structural elements, electrical systems, plumbing installations, and finishes. A descriptive research design was adopted, and data were collected through structured questionnaires administered to construction professionals, facility managers, and building occupants. The findings reveal that most maintenance challenges in storey buildings arise from inadequate budgeting, poor maintenance culture, lack of skilled personnel, and delays in maintenance scheduling. The study emphasizes that an effective preventive maintenance plan must include regular inspections, timely interventions, proper documentation, and allocation of adequate resources. The study concludes that proactive maintenance planning significantly enhances building performance, reduces long-term maintenance costs, and improves user safety and satisfaction. It recommends that building owners and facility managers adopt comprehensive preventive maintenance frameworks supported by trained personnel, modern maintenance technologies, and continuous monitoring systems.
