Abstract

Abstract This project, titled "Strategies for Controlling Cracks in Residential Buildings in Bauchi State, Nigeria," recognizing that cracking is a pervasive issue that compromises the stability, durability, and aesthetic value of structures. If left untreated, cracks can lead to structural failure, a problem often exacerbated by a lack of technical knowledge and poor workmanship in the residential sector. aimed to identify and assess effective measures to minimize and control the common and critical problem of structural and non-structural cracking in residential buildings. Key Findings: Problem: Cracking compromises the stability, durability, and aesthetics of buildings, often leading to structural failure. The main causes identified were geotechnical instability (especially differential settlement and weak soil) and deficiencies in construction quality (poor materials and substandard workmanship). Methodology: The research used a survey design, collecting data from 100 respondents (professionals, developers) across selected public housing estates in the Bauchi metropolis via field surveys, interviews, and questionnaires. Data analysis was conducted using descriptive statistics (mean scores, standard deviation) and Chi-square tests via SPSS. Conclusion: The most effective crack control strategies are proactive, quality-driven measures implemented during construction. Professionals prioritize addressing structural cracks (diagonal, wide) over non-structural defects. Recommendations: The study strongly recommends prioritizing geotechnical investigations for every site, strengthening material quality assurance, investing in skilled labor and strict supervision, and adopting proper curing techniques for concrete. It also calls on regulatory bodies to intensify the enforcement of building codes and standards.
