THE IMPACT OF SMART TECHNOLOGIES ON PROPERTY MANAGEMENT IN BORNO STATE (A STUDY OF TINKLAB PROPERTIES IN MAIDUGURI)
Abstract
ABSTRACT
The study examined the impact of smart technologies on property management practices at Tinklab Properties in Maiduguri, Borno State, with specific objectives to assess the extent of smart technology utilization, evaluate its impact on operational efficiency and tenant satisfaction, and identify challenges hindering adoption. A descriptive research design was employed, involving a sample of 109 respondents drawn from employees and tenants of Tinklab Properties using a simple random sampling technique. Data were collected through structured questionnaires and analyzed using descriptive statistics such as frequencies, percentages and mean scores with the aid of SPSS. The findings revealed that Tinklab Properties has significantly integrated smart technologies into operations, particularly in rent collection, communication, and security management, leading to improved operational efficiency and enhanced tenant satisfaction. However, challenges such as high acquisition costs, unreliable power supply, inadequate internet infrastructure, and limited technical expertise hinder full implementation. The study concludes that smart technologies have transformed property management effectiveness but require greater infrastructural and capacity support. It recommends continuous staff training, expansion of smart systems to underutilized areas like energy management, partnerships with tech providers to lower costs, and investment in alternative power and cybersecurity systems to ensure sustainable technology adoption.
