Abstract

ABSTRACT This study investigates the challenges faced by low-income earners in accessing housing finance within Bauchi Metropolis, Nigeria, and evaluates the role of the Federal Mortgage Bank of Nigeria (FMBN). Utilizing descriptive statistics, data from 183 respondents were analyzed to uncover key obstacles. The findings highlight that high interest rates, limited income, and stringent loan requirements are major barriers to securing housing finance. Despite a generally positive perception of the FMBN, the study identifies a need for enhanced loan accessibility and affordability. Recommendations include reducing interest rates, extending loan terms, simplifying the loan process, increasing outreach efforts, strengthening the FMBN's capacity, and implementing supportive policies. Future research should consider comparative analyses, longitudinal studies, the impact on household welfare, and innovative financing models. Addressing these recommendations and further research could significantly improve access to housing finance for low-income earners in Bauchi Metropolis and other regions of Nigeria.
