ASSESSING LANDLORD AND TENANT RELATIONSHIP ON RESIDENTIAL PROPERTY VALUE (A CASE STUDY OF DAMATURU METROPOLIS)
Abstract
Landlords, tenants and Estate Surveyors and Valuers may be regarded as stakeholders in a leasehold system and as a result of dealings amongst them, disputes sometimes occur. The management contract formalizes the relationship between the property owner and the manager, while the lease sets up the rights and obligations of the landlord (owner/manager) and tenant. Usually, the relationships between the stakeholders are formalized such that specific rights and responsibilities of parties are spelt out. The landlord and tenant relationship usually refers to a living arrangement. It refers to how land is owned and used between two parties who have entered into a lease for real property. It involves the overlap of property law, contract law, and tort law. In this respect landlord and tenant law differs from the law regarding leases. Research design and methodology used for this study as to achieve the research objective, the chapter commence with research design, target population, sample frame, sample size, sample technique, data collection instrument and method of data analysis.
