ASSESSMENT OF EFFECTS OF CEMETERY PROXIMITY ON RESIDENTIAL PROPERTY VALUE IN DAMATURU YOBE STATE.
Abstract
Abstract
This study investigates the effects of cemetery proximity on residential property values in Damaturu, Yobe State, Nigeria. A quantitative survey approach was employed, collecting data from 38 residential property owners and residents living near Gwange cemetery. The results show a statistically significant relationship between cemetery proximity and decreased property values, with perceived stigma, potential health risks, and environmental concerns being major factors. The study identifies distance, neighborhood characteristics, market conditions, cultural factors, environmental factors, cemetery characteristics, and economic factors as influential in shaping this relationship. Properties within 0-100 meters of the cemetery experience the most significant value decrease (5-15%). The findings inform urban planning and policy decisions, highlighting the need for careful cemetery placement, community education, and effective development control measures to mitigate negative impacts on residential property values.
