Undoubtedly, ICT can provide powerful strategic and tactical tools for organizations, which, if properly applied and could bring significant advantages in promoting and strengthening their competitiveness (Buhalis, 2004). New technologies can trigger different reactions from individuals as a result of the diverse, and subjective interpretations and perceptions of the level of change require although this does not always lead to resistance or rejection (Bouchlaghem & Shelbourn, 2012.). The trend of business changed, the capacity of the modern enterprise to complete largely based on application software and ICT platform (Aerts, Goussenaerts, Hammer, & Wortmann, 2004).
The real estate industries has witnessed significant transformations with the advent of information and communication Technology (ICT). In urban centers like Enugu, the integration of ICT into real estate practice has brought about innovative approaches that have reshaped how property transactions, management and development are carried out from online property listing to digital contract management the use of ICT tools are increasingly influencing efficiency transparency and accessibility in real estate.
In Enugu urban, a rapidly growing city in Nigerian’s Southeastern region, the adoption of ICT in real estate practices is gradually changing the land scope of property acquisition, sales, and management. With the increased availability of internet access mobile technology and digital platform real estate professionals in the area are now able to reach a broader audience and streamline operations. This shift is not only enhancing the speed of transactions but also improving client satisfaction and opening up new opportunities for both investors and consumers.
1.2 Statement of the Problem
Currently, with the existing level of computer illiteracy in Enugu state, the use of information and communication technology capabilities is grossly under- utilized and are mostly limited to typing and editing of documents as well as inventory keeping
The level of ICT awareness amongst land property professionals in Nigeria is quite low (Kakalu, 2003). The real estate industry in Enugu urban has traditionally been characterized by manual processes, inefficiencies, and a lack of transparency in transactions and property management. This has resulted in delays in property searches, in accurate property listings, and difficulties in teaching potential buyers or tenants, furthermore, the absence of a centralized digital platform has made it challenging for real estate professionals to keep pace with the evolving needs of clients and market dynamics.
Despite the global trend towards digitalization, the adoption of information and communication Technology (ICT) in Enugu’s reach estate sector has been slow and inconsistent. Many real estate practitioners still rely on outdated methods of property advertising and management limiting their reach and reducing operational efficiency. Moreover, clients often face difficulties in accessing reliable property information, which increases the risk of fraud, miscommunication, and poor decision-making.
