Abstract

This study investigates the issue of land affordability in Ado Ekiti, Nigeria, particularly during periods of economic recession. The research examines the dynamics affecting land accessibility in urban areas, including economic downturns, population growth, and government policies. Through a descriptive survey, the study explores factors such as economic instability, inflation, and stringent loan conditions that contribute to the rising cost of land. Data collected from 150 respondents, including residents and real estate stakeholders, highlight the challenges of land acquisition during tough economic times. The findings reveal that land in Ado Ekiti is perceived as expensive, with economic instability and government policies being key factors that exacerbate affordability issues. The study also identifies strategies such as government subsidies, low-interest loans, and stricter regulation of land prices to address the challenges. The research concludes that a holistic approach involving both the government and private sector is necessary to improve land affordability and ensure equitable access to land for the population. Recommendations include financial incentives, regulatory reforms, and the promotion of public-private partnerships to enhance land affordability in the region.
