AN EXAMINATION OF THE RESIDENTIAL UNIT RATE OF CONSTRUCTION IN NEW GRA, BAUCHI STATE
Abstract
ABSTRACT
This study examines the residential unit rate of construction in New G.R.A Bauchi, focusing on the sub-structural to lintel level of five buildings under construction. Data were collected through questionnaires administered to relevant stakeholders in the construction process. With a 50% response rate, the findings indicate significant variability in the gross floor area, trench excavation, approval fees, and material requirements, all of which contribute to the overall unit rate. The study highlights the influence of building size, design complexity, material costs, and labor on the unit rate of construction. Key factors such as cement, sand, gravel, and labor demonstrate wide variations, reflecting the diverse conditions across different projects. Approval fees, a fixed cost, disproportionately affect smaller buildings, while material costs, such as cement and rods, correlate with the structural demands of each building. This research provides valuable insights into the factors driving construction costs in New G.R.A Bauchi, offering a basis for more accurate cost estimation and budgeting in future projects.
