Abstract

This project studied and examined the land market dynamics in Uyo. The study adopted the survey research design. 72 respondents were drawn from firms of Estate Management and Valuation, Real Estate firms and the ministry of land civil servants. Descriptive and inferential statistics were used to analyze data. Quantitative data was tabulated and analyzed using frequencies, percentages and the chi-square test of independence. The study revealed the aspects of land market susceptible to changes and closely examined the factors responsible for changes, it also observed for known processes that curb the changes in land market. The research determined the hypothesis to be validated by using Chisquare test of independence in which the level of significance was 0.05 and the degree of freedom at 3, after computation the null hypothesis which states “land market systems do not provide easy access to land in uyo” was rejected and the alternate hypothesis which states “land market systems do provide easy access to land in uyo” was validated and accepted with 95% confidence. The research further guided by professional opinions concluded that land is accessible and recommended a shift in the prevailing land market systems to a more formal market in order to promote more fact guided land transactions and transparency.
