EXAMINE THE RISKS MANAGEMENT STRATEGIES USED IN SMALL SCALE COMMERCIAL BUILDING PROJECTS
Abstract
ABSTRACT
Small-scale commercial building projects often face numerous uncertainties that can affect cost, time, quality, and overall project success. This study examines the risk management strategies adopted in small-scale commercial construction projects, with a focus on identifying common risks, evaluating the effectiveness of existing mitigation techniques, and proposing measures for improvement. Data were collected through structured questionnaires and interviews with contractors, project managers, and site engineers involved in small-scale commercial projects. The findings reveal that financial instability, material price fluctuations, poor site management, and inadequate planning are among the most significant risks encountered. While most practitioners employ informal risk management practices such as contingency allowances and experience-based decision-making, formal methods like risk assessment matrices and monitoring plans are rarely utilized. The study concludes that a structured and proactive approach to risk management—through proper documentation, training, and adoption of modern tools—can greatly enhance project performance and reduce losses. Recommendations include increased awareness, capacity building, and integration of risk management frameworks tailored to the scale and resources of small commercial projects.
