Abstract

The adoption of Building Information Modeling (BIM) in Nigeria’s building industry presents a transformative opportunity to improve project execution, collaboration, and sustainability. This technology provides a digital representation of a building’s physical and functional characteristics, promoting efficiency across project lifecycles. BIM enhances visualization, real-time collaboration, resource management, and cost accuracy, leading to significant benefits in project planning and execution. Despite its potential, BIM adoption in Nigeria faces barriers that hinder its widespread implementation. These challenges include limited awareness, high costs, inadequate technological infrastructure, lack of skilled professionals, resistance to change, and an absence of standardized regulations. This study examines both the benefits and barriers to BIM adoption, focusing on how these factors influence the Nigerian construction industry. Highlighting strategies to overcome these barriers, this paper advocates for investment in training, government policies, and infrastructure to realize BIM's full potential. Addressing these challenges is critical to accelerating BIM’s adoption and enhancing productivity, collaboration, and sustainability in Nigeria’s building industry.
