COMPARATIVE ANALYSIS OF PROBLEMS AND SOLUTIONS OF COMMERCIAL PROPERTY AND RESIDENTIAL PROPERTY MANAGEMENT IN LOKOJA, KOGI STATE
Abstract
The study examines the comparative analysis of problems and solutions of commercial property and residential property management in Lokoja, Kogi State. The aim was to identify common management challenges in both property types, compare their peculiarities, and propose effective solutions. Data were collected through structured questionnaires administered to property managers, landlords, and tenants, with responses analyzed using descriptive statistics and hypothesis testing. The findings revealed that while commercial properties faced issues such as lease enforcement, facility maintenance, and regulatory compliance, residential properties experienced problems related to rent payment defaults, inadequate maintenance, and tenant disputes. The study recommends the adoption of modern property management technologies, periodic maintenance schedules, capacity building for managers, and enforcement of standard management practices. These measures are expected to improve efficiency, enhance tenant satisfaction, and sustain property value in Lokoja.
