ANALYSIS OF THE CHALLENGES OF REAL ESTATE INVESTMENT IN MINNA, NIGERIA
Abstract
ABSTRACT
Real estate investment is essentially connected to the economic development and well-being of
any nation, thereby necessitating some intervention by prudent governments. Real estate
investment is quite significant in Nigeria especially in Minna, Niger State. This is basically due
to the rapid urbanization and surging population arising from rural-urban and urban-urban
migrations created by the natural tendency for people to move toward Minna which is the seat of
the State Government and a proximate capital city to the Federal Capital Territory (FCT), Abuja
which is the seat of the Federal Government of Nigeria. This study has assessed and analyzed
the challenges of real estate investment in Minna. The main objectives of the study are to analyze
the challenges faced by construction companies, financial institutions and developers
(individuals and corporates) in real estate investment in and its prospects in Minna. The study
adopted both qualitative and quantitative methodology and used both primary and secondary
sources of data. Questionnaire was used to gather information from respondents, while journal
articles and conference papers were reviewed for the secondary data. It was found that there are
challenges encountered by construction companies, financial institutions and developers
(individuals and corporates in real estate investment in Minna. It is recommended that
construction companies, financial institutions and developers (individuals and corporates)
should do more assessment on property types, location, population distribution and the socioeconomic activities of people in order to have a clear idea on where to develop a property for a
better return on investment
