ASSESSMENT OF PROFESSIONAL COMPETENCIES OF ESTATE SURVEYORS AND VALUERS IN PROPERTY MANAGEMENT IN AKURE
Abstract
The study assessed the professional capabilities of Estate Surveyors and Valuers (ESVs) in property management practice in Akure, Nigeria. The main objective was to evaluate whether the services rendered by ESVs meet the expectations of landlords, focusing on core competencies, service quality, and customer satisfaction.
A descriptive survey design was adopted, and landlords were selected through registered estate firms. Data were collected using structured questionnaires, with 132 valid responses analyzed using descriptive statistics, Relative Satisfaction Index (RSI), and regression analysis.
Findings revealed that while Estate Surveyors and Valuers perform well in areas such as rent collection and property administration, challenges such as poor communication, delayed rent remittance, weak financial reporting, and low adoption of technology persist.
The study concludes that addressing these issues is essential to improve service delivery and landlord satisfaction. Recommendations include continuous professional development, improved communication, and increased use of technology.
