Abstract

ABSTRACT Residential property management plays a crucial role in ensuring the sustainability, functionality, and economic value of housing assets. In rapidly growing urban centers like Umuahia, Abia State, managing residential properties presents a complex mix of challenges and opportunities. This study evaluates the problems and prospects associated with residential property management in the area, with a focus on landlords, tenants, and property managers. The research identifies key issues such as poor maintenance culture, inadequate funding, lack of professional management practices, tenant default, and weak regulatory enforcement. At the same time, the study explores emerging opportunities including increased urbanization, growing demand for rental housing, technological advancements in property management, and improved awareness of professional estate management services. Using a combination of survey data, interviews, and observational analysis, the study provides a comprehensive understanding of the current state of residential property management in Umuahia. The findings highlight the urgent need for improved policy implementation, professional training, and stakeholder collaboration. The study concludes that while significant challenges persist, the prospects for effective property management in Umuahia remain promising if strategic interventions are implemented. Recommendations are provided to guide policymakers, property owners, and practitioners toward more efficient and sustainable management practices.
