ASSESSMENT OF FACTORS INFLUENCING TENANTS CHOICE OF RENTAL PREMISES IN KWAMBA AREA, SULEJA, NIGER STATE
Abstract
Abstract
This study examines the factors influencing tenants’ choice of rental premises in Kwamba area of Suleja, Niger State. The rapid population growth and urban expansion in Suleja have increased the demand for residential accommodation, thereby making tenants more selective in their housing choices. The study aims to identify and analyze the key determinants that guide tenants in selecting rental properties within the study area.
A descriptive survey research design was adopted, and data were collected through structured questionnaires administered to tenants residing in Kwamba. The study considered factors such as rental cost, location, accessibility to basic amenities, security, environmental conditions, and quality of housing facilities. Data collected were analyzed using simple statistical tools such as frequency distribution and percentage analysis.
Findings from the study reveal that affordability of rent is the most significant factor influencing tenants’ decisions, followed by proximity to workplace, availability of basic infrastructure such as water and electricity, and level of security in the neighborhood. Additionally, environmental sanitation and landlord-tenant relationships were found to play a notable role in tenants’ preferences.
The study concludes that multiple socio-economic and environmental factors influence tenants’ choice of rental premises in Kwamba. It recommends that property developers and landlords should consider these factors when providing housing, while government authorities should improve infrastructure and enforce housing standards to enhance tenants’ living conditions.
