Abstract

The condition and performance of institutional buildings play a critical role in ensuring the safety, functionality, and comfort of users. This study assessed the physical condition of buildings in Kogi State College of Education, Ankpa. The study examined the current state of the buildings, investigated the key factors affecting their performance, and recommended strategies for improvement. A structured questionnaire was distributed to 100 respondents, out of which 50 valid responses were received. Data analysis revealed that most buildings are in poor condition, with visible structural defects such as cracked walls, leaking roofs, and broken windows. Major contributing factors identified include lack of regular maintenance, poor quality of construction materials, and aging structures. Maintenance activities were reported to be irregular or non-existent by most respondents. Based on the findings, the study recommends the institutionalization of regular maintenance schedules, increased infrastructure funding, use of quality materials, improved supervision during projects, and sensitization programs for staff and students. The study concludes that proactive building maintenance and stakeholder involvement are essential for enhancing the performance and longevity of educational facilities.
