Abstract

This study examines the valuation assessment for compulsory land acquisition and compensation with a focus on the construction of a flyover bridge at Old Garage, Ado-Ekiti, Ekiti State. The research aims to assess the adequacy of compensation paid to property owners whose properties were affected by the land acquisition. Data were collected through a structured questionnaire administered to 60 respondents, out of which 50 valid responses were retrieved. The findings reveal significant challenges in the compensation process, including delays in payment, inadequate valuation of properties, lack of transparency, and bureaucratic obstacles. Despite some respondents receiving compensation, the study shows that many felt it did not adequately cover their losses, particularly in relation to loss of income and emotional distress. The study recommends timely disbursement of compensation, improved transparency, simplification of legal procedures, and provision of legal and professional advice to enhance the compensation process.
