Abstract

This research examines the problems of residential property management in Lokoja, Kogi State, with the aim of identifying key challenges and proposing solutions to improve property management practices. The study adopted a descriptive research design, utilizing questionnaires to collect data from property owners, tenants, and estate managers within the study area. The findings revealed that major issues affecting residential property management include poor maintenance culture, inadequate regulatory enforcement, financial constraints, inconsistent rent payments, and security challenges. The study concludes that addressing these challenges requires a multifaceted approach involving government policy reforms, improved maintenance strategies, financial support mechanisms, and better landlord–tenant relationships. Recommendations include strengthening regulatory frameworks, providing access to affordable financing for property maintenance, adopting proactive maintenance practices, and implementing tenant education programs.
