Abstract

This study investigated the impact of leasehold arrangement on commercial property investment returns in Calabar urban, Nigeria. A survey research design was employed and a total of 14 questionnaires were distributed to Estate Surveying and Valuation firms in Calabar, Nigeria. Out of these, 12 questionnaires were successfully filled and retrieved, representing a response rate of 86 %. Descriptive statistics and two-way Analysis of Variance (ANOVA) were used to analyse the data. The findings of the study revealed that leasehold arrangement has a significant influence on commercial property investment return in Calabar. The regression results show that leasehold arrangement has a positive and statistically significant impact on commercial property investment return. Based on these findings, the study recommends that investors should consult with estate surveyors and valuers before entering into commercial leasehold arrangements, carefully consider economic factors when reviewing rent on commercial real estate properties, and thoroughly analyse the performance profile of investments before making decisions.
