Abstract

Abstract This study explores the investment in commercial properties and the associated problems, focusing on Fayose Market, Ado Ekiti, Nigeria. The research aims to identify the types of commercial properties investment in the market, evaluate growth trends in rental values, and examine the challenges investors face, such as inadequate infrastructure, regulatory issues, and market competition. A survey method was used, gathering data from property owners, investors, and tenants. The study reveals that commercial property investments in Fayose Market are lucrative but face significant hurdles, including high maintenance costs, legal disputes, and difficulty in securing tenants. The study recommends the implementation of clear rent collection policies, improved property management systems, and infrastructure development to address these issues and enhance investment returns. The findings have implications for policymakers, investors, and property managers seeking to foster a conducive business
