Abstract

A society's Human Development Index (HDI) is shaped in large part by housing development. A certain amount of housing accommodations is necessary, regardless of one's social standing or class. Because of this, the Nigerian housing construction industry has experienced a sharp increase. As a result, the growth of the building industry has a variety of positive consequences on the economy. These include the creation of jobs for specialists in the field (civil engineers, builders, estate managers, town planners, and others) and the interchange of commodities as a result of the purchase of building materials. According to Collins(2021), economic growth is significantly influenced by theexpansion of the building industry. Boluwatife (2022) in their work revealed that the construction of housing has been remarkably developed over some years. Hence, in ensuring a befitting housing for the increasing global population, integration of affordability and sustainability are crucial towards housing delivery and provision (Ajuri, 2018). The country's housing situation has gotten worse over the past few decades due to a number of factors, including the natural population growth, the influx of people into urban areas, and the government's ineffective responses (Ezewata, 2022). These issues are particularly severe in the cities, where there is a severe shortage of housing, high housing costs, deteriorating housing conditions, and an increase in slums and squatter settlements (United Nations, 2021). As a result, a significant portion of urban residents particularly the low-income earners, who make up approximately 50% of Nigeria's 210 million people are forced to live in conditions that are an affront to human dignity (United Nations-Population, 2023). Accordingly, Arayela (2018)
