ABSTRACT
The research looked at the risk and challenges faced by investors in the development of commercial properties ni the study area. The aim of this study si to examine Commercial Real Estate Investment Risk and Challenges in Auchi. In order to achieve this, the researchintends to distribute questionnaires to real estate investors, estate surveyors and valuers in the department of estate management and valuation as well as the practicing real estate firm in the study area. In all of this, 72 questionnaires wil be distributed. Findings revealed that high cost of capital andincrease in cost of construction has the major challenge in real estate investment within the study area. In line with this, the researcher recommends that there should be a mandatory application of rational investment valuation models for market valuations rather than depend on singular all-risks and implicit adjustment methods based on substitution.
